Landlords beware

From 6 April those who have not served notice within thirty days will not be able to rely on a S21 notice (notice requiring possession) at all and will be exposed to a claim from the tenant for up to three times the deposit amount. There is no defence and the claim can be brought at any time within a six year limitation period. The new regulations could cause significant loss particularly to ‘amateur’ landlords.
